So a lot of owners ask what is the length of the lease. Should I offer a six or twelve month lease. Now when I get asked that question I always said mine is. There is no legislation that states that you have to offer a six or 12 month lease. It is actually best. For us to look at when we’re putting your property to the market. And actually seeing when at that six month old that twelve month will end. Now if it’s going to end in a non peak time an off peak time. Then why why do we have to offer a six or twelve month place let’s offer a seven month place so that we can get you back into the peak or eight or nine.
You don’t want your property to be vacate over Christmas period. So from the 15th of December. To the 10th of January 15th of January no one wants to move over that period of time. They want to get ready for Christmas. They want the house set up. I’m not saying it won’t rent. But it’s very hard to get the maximum rent amount over that period of time. So let’s get to your property lease to end in January February. Let’s get it to end in June July. These are the peak times that we can get the higher amount of rent and more tenants are looking for a property. So. And that’s done over. A few years of trends that we can have a look at when they’re in the most tenants when properties being clicked on the most when we can get the most maximum of a rent. I always say if your tenant has never rented before and you’re giving that. Tenant a chance let us offer them a shorter term of lease. So I’d like a six month. Lease just so that we can see how they’re going. And we’re not locked into a long period of time. A lot of heads are asking for that longer period 12 month lease because it costs so much money to do it these days. So if they do want that long the twelve month lease and that’s going to end them in May and we might say let’s offer them 13 14 month. Just to get them out of that. Drop of peak season and get them into a period where we can get you more rent.
