Here with another buyer's agent Julie Crockett from API solutions. Great. Got it right. Yeah and we're here in beautiful Riverview. It's in Sydney. So. Thanks Julie for having a chat with us. Can you tell us a bit about yourself what you do as buyer's agent. You work with and your experience with investors and investing in yourself.
Okay. Fantastic. So I have been personally investing in real estate residential real estate since 2002 and got really addicted to it. So I was buying one a year and just kept adding and I really really loved the process and I had a lot of people coming to me and saying you know where are you buying what are you doing. Can you help me? So I basically turned it into a business and have been doing that since 2010. And yeah helped loads and loads of people in property to invest new portfolios and really see them create wealth over that period of time which is really satisfying as a business owner. Yeah it is my business saying and essentially yeah it's been a really really really good journey. OK great. Fantastic. And is it just in Sydney that you work or. Yeah. Great question. Investing for. For me personally is investing in Australia. Know that's the marketplace. And really capitalizing on where is this place to be investing right now. And so all my investor base are right around the country Capitalizing on capital growth and also really good strong cash flow when it comes to property investing one size doesn't fit all. You can't have just a whole portfolio full of negatively geared properties the banks will stop you pretty quick if you try. That's that sort of strategy.
So really having a balance in your portfolio is really important and making sure that you've got plenty of cash flow to service the next loan so the property strategy is all about. What am I buying next so It's going to set me up to keep purchasing.
Sound smart. Oh yeah it's definitely a lot of people haven't thought through how they are actually going to build a portfolio. So have you invested or either yourself or with clients in every state in Australia. Every state except except the Northern Territory and.
I actually quite like the Northern Territory for an investor point of view but we just haven't had the opportunity to just yet to put people into the Northern Territory. But yeah everywhere else Yep definitely. OK so where do you see the market at the moment. What's it doing. Because especially in Sydney and Melbourne prices have come back quite a bit.
Yeah but what's happening right now and in your experience. yeah in my experience I've been doing two things between Sydney and one of them is helping first time buyers to negotiate on property and to get a really really good strong deal.
My most recent sale was in Gladesville and I helped a first time buyer get a sixty thousand dollar discount on the last properties sold in that block right for the identical property. Had they been left to their own devices they probably would have discounted about ten thousand offered. We got sixty thousand so that is the sort of thing yeah I loved that the first look it puts me ahead of the game.
It don't work exclusively for investors first time buyers as well. Owner occupied yeah where there's negotiation help the first homebuyers investors really what I do mostly and what I do is basically where I see the market going for investors. There's great opportunity in the western suburbs of Sydney right now. The the new airport that's being built is an absolute game changer and will provide jobs for around about 30,000 people when it's completely built.
So you know anywhere in the western suburbs that is on you know transport is easy easy access transport I think some will go up and I think the other places where our investor base buying really good strong imminent capital growth markets in Victoria and in W.A. and really good and moving forward to the rest of the year. I think it's gonna be an exceptional time for buying now that we've got certainty around a our government has wound back the most news that I rightly.
So there's some really fabulous things happening now that are going to keep moving this market forward. And it's good news also for first time buyers so you know who wouldn't be a property investor. So it's looking up for the rest of the year. Absolutely. Absolutely right. How about. So what's what's might be one thing that an investor can do right now to help them get into the property market.
Yeah. Look investors need to obviously be educated but also have a plan. Make sure you understand what it is that you actually needing that property to do for you. It's not about the property. It's actually about what your your people say the word strategy out there but what what does the next five years look like.
How are you going to put this investment into that into your life. Basically how it's going to work for you. And also the I think make making sure that you can get the money first up the leverage that I use when I'm negotiating the first home buyers is having a preapproval in place so that the buyer is ready to purchase straight away. And then to leverage time as well. So if you have got the money and you've also able to do a quick settlement we can really get some very very good discounting happening right now in Sydney.
