Your Portfolio Manager

Your Portfolio Manager is the dedicated person who communicates with you regarding all your property management needs for any property you may have regardless of its location.

Our Ground Crew

Yes! We do have property managers on the ground in all areas that we operate in and their sole role is to be on the road all day every day showing properties, conducting condition and routine inspection reports, then reporting back to Your Portfolio Manager who will be the one who discusses anything required with you.

So Your Portfolio Manager will be your one contact point between you and everyone involved with your property. This starts with our leasing and inspection manager on the ground and then of course your tenant and any trades or services involved with the ongoing management of your property.

Leasing & Inspections

  • Opening a property to prospective tenants.

  • Conducting ingoing, outgoing and routine inspections including the preparation of reports.

  • Handing over the property to new tenants.

Repairs & Maintenance Management

  • Communicating between owner and tenant regarding repairs and maintenance requests.

  • Organising of quotes with trades when necessary

  • Following up on work orders to ensure completion of work authorised

Rent Arrears & Tribunal Management

  • Daily monitoring of rental and invoice arrears and issuing notices when necessary.

  • Preparation and submission of paper work with applications to tribunal.

  • Attendance at tribunal and administration of the result

Compliance & Risk Management

  • Identification of potential hazards with the property and advising the owner.

  • Organising of water, smoke alarms and swimming pool compliance certificates.

  • Keeping up to date records of applicable insurance policies for each property.

Cashflow Management

  • Receipting of rent and processing owner's bills into the system

  • Managing of bill payments within due dates

  • Releasing of payments to suppliers

  • Payment to owners at the end of each month

Our Fees

Our fee structure is a little different as we have a diverse range of clients and cover a wide range of markets across Australia.

Management Fee


This is calculated on the rent collected.

Monthly Admin Fee


This can be discounted with multiple properties managed by Leifield across Australia.

Letting Fee

Whatever is necessary to secure a tenant for you as soon as possible will be covered

with a letting fee of 2 weeks rent plus GST. This includes:

  • Listing fees on all major advertising portals incl. Realestate.com.au and Domain.com.au
  • Professional photography, video and floorplans as required
  • For Lease Signboards where permitted and necessary
  • Opening of your property to prospective tenants
  • Processing of any applications prior to your approval
  • Preparation of the lease for signing
  • Conducting the ingoing inspection
  • Producing the subsequent report to attach to the lease
  • Handover of the property and walkthrough if necessary, with your new tenants.

$10.90 per month (NSW, VIC & SA)
$12.90 per month (QLD)
$14.29 per month (WA)

Tribunal Preparation and Attendance

$88 per hour

All amounts are inclusive of GST. Other fees may be applicable state by state,

please check your management agreement before signing.

Professional photos & Floorplans are an integral part of marketing your property for lease that will broaden your pool of enquiry and get them excited about coming to see the property.


Signboards are a useful tool for gaining local enquiry when your property is available for lease. We would still use them when necessary and available to us depending on your property
