I'm here with Barbara, who we've just sold a nice big house here in Cherrybrook. And Barbara is the successful salesperson on this one. So congratulations. Thank you. I'll get here so we can get you in the shot here. But tell me a bit about the process of this one and how the market's been, because it hasn't been an easy market, an easy sale.
No, it wasn't an easy time at all. So the process started before Christmas. Right. We had a lot of people through the property and the property was priced according to what we thought it would achieve. But the volume of people soon dictated that it was probably going to be less than that. Right. And we.
I mean, it's been difficult, especially at the end of last year too, to be able to. Well, with comparable sales, they're all over the place weren't they? They were all over the place.
And it was and it was coming up to Christmas. And the market was a bit slow when there wasn't many people around anyway. Yeah. So between one thing and another, then there was the big, lull and we had the property tended to do as well for that initial period of time. Yeah. And so we had to sort of stall opens and that over the Christmas period. But to be honest, people viewing the stalling as well, it was a bit of a quiet time.
Right. And everything picked up again in January and off we went again.
We had a bit of an adjustment on price. We had a realistic vendor was then become a bit more realistic about what the achievement could be. Yeah.
And then we suddenly got quite a few weeks ago with people who were suddenly interested and we had quite a bit of competition happening all of a sudden. And there was quite a few interested parties. Yes. In the last two months there's been a big increase in activity, buyer activity, hasn't it?
It has. There has. And even up to today, I'm still getting inquiry because I haven't made it sold on the net yet. Yeah. I will now. Yeah. I'm still getting quite a lot of inquiry on the property.
So I think this seems to be a bit more activity. Well, that's a positive thing at least. Yeah. And just in general in the market. Yeah. What else is happening?
I think there's a lot of people, I think. with obviously the elections coming up
There was a lot of discussion about what's going to happen. And There's a lot of people sort of, now th ey know what's going to happen as far as that goes, they're preparing. So a lot of inquiries coming in about what to do. Where to go.
What sort of, we can expect the market to do? Mm hmm.
So there's definitely interest out there from investors and from mums and dads wanting to buy or sell.
All right. So there's buyers out there. Yeah, mainly owner occupiers. Yeah. And, um, they're out there. They've got their money sorted. And they want to get out and buy. Yeah.
I think they sort of used to where the banks are right now. Yeah. So they're ready to, they've accepted that it's taken a bit of a walk. People will settle into that. But now I understand it a bit better. So they move. All right. So it's not all bad news. No, It's not all bad news. You just got to hang in sometimes. Yeah. Yeah.
