So today I'm going to have a quick discussion about fixtures and fittings. So, as an investor you need to be scheduling when your fittings and fixtures need to be replaced. And when they need to be serviced. So if you haven't gone through this with your property manager or your accountant we're going to quickly go through a basic plan now for you. And then you should be doing this in depth with your property manager or your accountant going forward. So, things like your dishwashers or dryers or washing machines if you've got these in your rental property. These are items that are used heavily and often so if say if you have those items in your property that probably aren't going to last for 5 years. So, planning for that is really important. Those items can cause anyway ranging 400 to 600 depending on what you buy. So having that scheduled.
The other thing is your cooktops and ovens, are another item that I used you gonna have home. So they're going to last you anywhere between 7 and 15 years if you've got a good brand. So having that scheduled is something that's important as well. Now air conditioners and heaters are items that tenants use this everyday in Queensland. So, having these service regularly and I mean once a year will save you so much money. A service each year will clean out your air filters and you will get a longer life on those so yearly services on your airconditioners.
The other thing that I recommend yearly services is on your washes and shower heads and having a general plumbing service every year will not just save you massive call out fees if something goes wrong but keeping your washes and your plumbers just saves the annoyance of tenants calling and saying "There's a plumbing issue" "We have to send a plumber at", you know, late Friday afternoon, "you got a huge call out fee" Having it not service regularly. The plumber can say you're going to have to replace this in a year's time your hot water system is getting aged.
So having that professional check that will save you a lot of money. So that's really important knowing when the warranty ends on an appliance, so check those out if you don't know what fittings and fixtures you do have on your property fine just jump onto your entry or exit condition that your property manager has done for you and they will all be there.
