Distressed property listings have edged slightly higher but remain at low levels overall, according to SQM Research.

There were 4,970 distressed listings nationally in March 2025 – a 0.5% increase from February. However, the number of urgent sales is still 7.1% lower compared to March 2024.
State-by-state, the results were mixed:
- NSW = up 0.7% month-on-month, but down 5.7% year-on-year
- VIC = up 0.2% month-on-month and 8.2% year-on-year
- QLD = up 1.2% month-on-month, but down 19.2% year-on-year
- ACT = up 48% month-on-month and 60.9% year-on-year
- SA = up 2.8% month-on-month and 21.3% year-on-year
- WA = down 3.7% month-on-month and 17.0% year-on-year
- TAS = up 4.3% month-on-month and 27.1% year-on-year

SQM Research said that while there were modest increases in some areas, the overall level of distressed listings remains “benign”, indicating homeowners are generally coping well with their mortgage repayments.
