Just giving a bit of an update this time about buying an investment property with a tenant already in it. So an existing tenant. Now the pros and cons of doing that. Well the first obvious positive one is that you’ve got an existing tenant in there with cashflow from day one, which is a good thing because then you don’t have to wait around for a few weeks or a month to get a tenant in there. So your first experience with buying an investment property is a good one from day one because you’re getting that cash flow immediately. Now the other positive thing is of course you can check with the agent who’s managing the property as to the payment history as well as whether the tenant maintains the property well, and so you’ve got a bit more of a feel of whether that property will be good with that tenant in it. Especially if you’re a first time investor, always a good idea as a first time investor, see if you can find a property with an existing tenant in it. But of course, with any good points, there’s always some negative points. The main negative point can be, that the current rent might be under market, and this is what we try and focus on with existing clients where we’re managing their properties. We want to make sure that the tenant is paying a current market rent because when you’ve got to sell, and you’ve got an investor looking at it, if the current market rent, sorry, if the current rent isn’t at market rent then it can be more difficult to sell to an investor. So, as an investor buying, you want to make sure that the current rent is at market, so you’re not losing out on any cashflow there. Then of course your other negative thing is you might be inheriting a bit of a bad tenant situation so that’s, again, where you can check off with the current managing agent, on what their rental history is like, in terms of paying on time and then of course, in terms of maintaining the property and of course you’d be able to get a bit of an idea while inspecting the property. So they’re the main things to look out for, with both the pros and cons of buying an investment property with an existing tenant. So, a few good and a few bad as well, but if you take those into account, you should do okay.
