Refer your clients

You refer your clients to Leifield, essentially outsourcing to build and own a rent roll asset that you either currently manage, is to be purchased, or is to be started from scratch right now.

We do all the day to day work

While earning a passive income as a percentage of the management fees, Leifield does all the daily property management work. This allows you to focus on what earns you the most.

Refer other agents

The more you add to and grow your rent roll, the higher the percentage you can earn. By also referring other agents to grow a rent roll asset, their volume helps to increase your income.

We operate in multiple states

You can add properties from anywhere we currently operate in NSW, VIC, QLD or WA to grow your rent roll asset and an ongoing passive income.

Maintain your relationships

Most importantly, you will always own and maintain the relationship with each property owner in your rent roll.

How we do Property Management

Your Portfolio Manager is the dedicated person who communicates with you regarding all your property management needs for any property you may have regardless of its location.

Our Ground Crew

Yes! We do have property managers on the ground in all areas that we operate in and their sole role is to be on the road all day every day showing properties, conducting condition and routine inspection reports, then reporting back to Your Portfolio Manager who will be the one who discusses anything required with you.

So Your Portfolio Manager will be your one contact point between you and everyone involved with your property. This starts with our leasing and inspection manager on the ground and then of course your tenant and any trades or services involved with the ongoing management of your property.

Leasing & Inspections

  • Opening a property to prospective tenants.

  • Conducting ingoing, outgoing and routine inspections including the preparation of reports.

  • Handling over the property to new tenants.

Repairs & Maintenance Management

  • Communicating between owner and tenant regarding repairs and maintenance requests.

  • Organising of quotes with trades when necessary

  • Following up on work orders to ensure completion of work authorised

Rent Arrears & Tribunal Management

  • Daily monitoring of rental and invoice arrears and issuing notices when necessary.

  • Preparation and submission of paper work with applications to tribunal.

  • Attendance at tribunal and administration of the result

Compliance & Risk Management

  • Identification of potential hazards with the property and advising the owner.

  • Organising of water, smoke alarms and swimming pool compliance certificates.

  • Keeping up to date records of applicable insurance policies for each property.

Cashflow Management

  • Receipting of rent and processing owner's bills into the system

  • Managing of bill payments within due dates

  • Releasing of payments to suppliers

  • Payment to owners at the end of each month
